Get Started FreeWhy It Matters
Knowing exactly what your certificate earns helps you compare opportunities across accruing-interest states. A $2,500 certificate at 16% earns $1.10 per day. The same at 8% earns $0.55. This calculator shows the real dollar impact -- note it doesn't apply to Texas's flat redemption premium (see the FAQ below).
Who It Is For
Perfect for investors who want to compare certificate returns across states, verify county interest calculations, or plan portfolio allocation.
How It Helps
Get instant daily, monthly, and yearly earnings for any certificate. No manual spreadsheet formulas or math errors.
Interest Calculator FAQ
How do I use the interest calculator?v
Enter your certificate amount, the interest rate for your state, and the number of days. The calculator instantly shows daily, monthly, and yearly earnings. This tool models accruing interest, which applies in bid-down lien states like Arizona, Florida, and Colorado.
Does this calculator work for Texas?v
No -- Texas is a redeemable-deed state, not a lien-certificate state, and does not pay accruing interest. If the former owner redeems, you receive a flat 25% premium on your purchase price within 180 days (or 25%/50% across a 2-year window for homestead, agricultural, or mineral property), regardless of how many days actually passed. Multiply your purchase price by 0.25 (or 0.50 for a year-two homestead redemption) instead of using this daily-accrual tool.
Can I save my calculations?v
This tool is for quick estimates. TaxLienSimple automatically calculates returns for every certificate or deed in your portfolio, using the correct model for each state. Upgrade to Pro to track unlimited certificates with real-time calculations.
How is daily interest calculated?v
Daily interest = (amount x rate / 100) / 365. This applies in lien-certificate states where interest accrues over time. Monthly = daily x 30. Yearly = daily x 365.
