How buying a county-held certificate works

At the annual sale, every parcel with unpaid taxes is offered and bidders compete on the interest rate (or the premium). Parcels that draw no bid are struck to the county at the statutory maximum. From then until the certificate expires or is redeemed, anyone can buy it from the county for the tax amount plus the interest that has accrued and the fees, and the certificate is reissued in the buyer's name at the full rate. Interest to you runs from your purchase date. The county page for each county above lists every certificate with its parcel number, purchase amount and assessed value; the research view adds a map, filters and CSV export.

Selection is the whole job. The parcels left after an auction skew to vacant land, small improvements and awkward titles, which is exactly why the rate survived. Filter on assessed value against purchase amount, check the legal description for easements and strips, confirm no earlier-year certificate is outstanding, and read the state's redemption and deed-application rules on the state guide before you buy.

Can I buy tax lien certificates without going to an auction?+

Yes. Certificates that receive no bid at the county's annual sale are struck to the county at the maximum statutory rate and sold afterwards, first come first served, at the tax amount plus accrued interest and fees. Florida sells them on LienHub year-round; Arizona counties sell them through the treasurer's site. There is no bidding, so the rate is not competed down.

Why did nobody bid on these?+

Bidders skip parcels with low value, odd shapes, easements, mobile homes on rented land, or unpaid prior-year liens. Some are genuinely poor; some are simply small. The purchase amount and the assessed value are listed for every certificate so you can filter, and the same due diligence applies as at an auction.

What rate do county-held certificates earn?+

The state's maximum: 18% per year in Florida (with a 5% minimum on redemption), 16% in Arizona, 14% in Colorado and Nebraska, 24% in Iowa. Interest runs from the date you buy the certificate, not from the original sale.

How do I actually buy one?+

Register on the county's platform (LienHub for the Florida counties listed here, the county treasurer's site in Arizona), search by the parcel or certificate number shown on our county page, and pay the purchase amount. The county issues the certificate in your name and you track redemption from there.
