Original Tax-Sale Market Statistics

As of 2026-07-31. Computed directly from TaxLienSimple's own tracking tables -- not a third-party survey.

How many tracked auctions have a confirmed date

Of 213 auctions in our live monitoring table (auction_snapshots):

  • 64.8% (138) are not yet announced -- the county's prior cycle has closed and the next hasn't opened.
  • 26.8% (57) have an exact date on record (either a county-confirmed date or a statute-computed projection).
  • 8.5% (18) have a month confirmed, day not yet posted.

This table tracks date-confidence tier only. It does not carry the additional cadence field needed to further split the “exact” bucket into county-confirmed vs. statute-projected -- see our per-county event pages, which do make that distinction using a stricter confirmation rule.

Who administers the sale

Across the 51 state/DC tax-sale profiles we maintain (property_state_profiles), the administering level is:

  • 49% (25) administer at the county level.
  • 25% (13) are hybrid -- county administration with a state or municipal role, or vice versa.
  • 16% (8) administer at the municipal level (mostly Northeast states).
  • 4% (2) administer at the state level.
  • 6% (3) are not yet classified in our profile.

How far ahead property lists are published

Across 37,965 tracked properties with both a source-retrieval timestamp and a future auction date (auction_properties):

  • Median time from list publication to sale: 31 days.
  • Mean: 36.7 days (pulled upward by a small number of long-window listings; see note).
  • Range: 1 day to 2,904 days.

The upper end of the range reflects standing programs (e.g. assignment-purchase and rolling-inventory jurisdictions) where a "list" stays open far longer than a single scheduled auction date -- not a data error, but a reason we report the median as the primary figure rather than the mean.

Scale of the underlying dataset

  • 235,260 published property-level auction records tracked.
  • 556 counties/jurisdictions represented.
  • 408 individual government sources under active ingestion monitoring.

What we could not compute

We do not yet track deposit requirements as a structured, queryable field -- it exists only as free-text prose per county on individual auction pages, in a form that can't be reliably aggregated into a "most common deposit" statistic without manual re-coding. We're not publishing a percentage for that field until the underlying data is structured enough to support one. We also don't maintain a distinct historical archive of past sale events per county yet (see county hub pages), so this page reports point-in-time and forward-looking statistics only -- not year-over-year trends.

Methodology

  • As-of date: 2026-07-31.
  • Sample sizes stated per statistic above; all counts are exact query results, not estimates.
  • Source tables: auction_snapshots, property_state_profiles, auction_properties in TaxLienSimple's own Supabase project.
  • Figures will drift as the underlying tracked dataset grows and cycles turn over; this page is not a live query and is refreshed periodically, not on every visit.
