What's in a report
Parcel identity
Parcel number, situs address or legal description, property type, county and state.
Auction info
Scheduled auction date, bid deadline, product family (lien / deed / foreclosure), and listing status.
Opening bid & assessor facts
Opening or minimum bid where published, assessed value, back-tax total and tax year when the source provides them.
Value clues
The county assessment as a starting point for a value range — labeled as a clue, never presented as an appraisal.
Sale history & ownership
Certificate or ticket number, redemption window, and (on Unlimited) an owner phone or email lookup for up to 10 properties a month.
Map & surroundings
Mapped location where coordinates are available, plus a link to confirm parcel boundaries in the county GIS.
Risk warnings
Pre-bid warnings — thin value-to-bid spread, unverified availability, stale source data, unmapped parcel, unconfirmed structure — generated from the record itself, not guessed.
A–D Research Score
A 0–100 score across property, economics, auction timing, ownership signals and data completeness, reduced to a letter grade with the reasons spelled out.
