What Tax Sale Resources is

Tax Sale Resources, LLC (P.O. Box 571, Hamilton, Montana) sells nationwide tax sale data and research tools by subscription, plus a separate lien management platform it calls Speedboat and a brokerage desk for lien portfolios of $250,000 and up. Its about page says it was "started by a brother and sister" who ran a small lien fund in Montana, Wyoming and Idaho, began selling their data in 2008 and formed Tax Sale Resources in 2009 to 2010. Its pricing page on 19 September 2026 listed four Research plans (Standard, Pro, Premier, Enterprise) and two Management plans. The Research product is what an individual investor buys: auction calendars, sale lists, property reports, AVM and MLS comps, over-the-counter lists and, on higher tiers, nationwide search and workflow automation. It is not an auction venue; you still bid on the county's platform.

Nobody with a paid Research subscription has posted a negative review that we could find. The critical comments are about the free mobile app and about price, plus a long-standing BiggerPockets view that aggregators cannot replace county research.

The positive comments are specific and come from people who describe using the product, though they are few. The company's own pricing page also carries named testimonials, which we treat as marketing rather than reviews.

What it costs

Research Standard: $97 a month, or $48.50 a month billed yearly at $582, with 500 property reports, 15 AVM and MLS comps, 2 Property Scope reports and 10 over-the-counter lists. Research Pro: $147 a month, or $73.50 a month billed yearly at $882, with 2,500 property reports, 50 comps, 10 Property Scope reports, 30 OTC lists, nationwide search and more filters, plus one title search and three property inspections as one-time extras. Research Premier: $497 a month, or $414.17 a month billed yearly at $4,970, with 10,000 property reports, 200 comps, 60 Property Scope reports, 120 OTC lists, saved-search notifications, workflow automation and the drive-by inspection app. Research Enterprise: "Call for Pricing". Management Pro starts at $1,000 a month and Management Enterprise is call for pricing. The page offers a "7-Day Trial for $1.99" on Standard and Pro and says "No Commitments. Cancel Anytime." Third-party listings on Software Advice and SoftwareWorld still show a $79 starting price, which is out of date. The brokerage desk says it handles portfolios of at least $250,000 and does not publish its fee.

Who it suits and who it does not

It suits an investor who bids in several states and wants one calendar, one set of sale lists and one place to pull comps, and who will use enough of the 500 to 10,000 monthly report allowance to justify $97 to $497 a month. It also suits funds and servicers, which is where most of its named testimonials come from. It does not suit a first-year investor working one or two counties; the county sites publish the same lists free and the BiggerPockets moderators say as much. It does not suit anyone who wants to work from a phone; both app stores rate the companion app 3.0 and the written reviews describe failed sign-ins. And it is not an auction platform, so budget for the county's own registration and deposits on top.
