What GovEase is
GovEase, based in Madison, Mississippi, is auction software that county tax offices hire to run their delinquent tax sales online. It is not a research subscription and it does not sell education. Its home page on 19 September 2026 described itself as an "Online Real Estate Auction for Tax Liens & Tax Deed Sales" and listed auctions in Alabama, Arizona, California, Colorado, Georgia, Iowa, Indiana, Kansas, Louisiana, Mississippi, Missouri, New Jersey, Oklahoma, Pennsylvania, Rhode Island, Tennessee, Texas and Washington. It claimed "85,000+ active bidders nationwide", "860,000+ parcels since 2015" and a "97% parcels sold rate". The about page names Trey Pittman as CEO and founder and says the company is "Based in Mississippi". Because a county picks the platform by contract, a bidder does not choose GovEase; you use it if the county you want uses it. The relevant reviews are therefore about registration, deposits, fees, support and whether the bidding screen works on sale day.

What the complaints say, verbatim
The one-star and three-star Google reviews are all from bidders and they describe the same two things: waiting for a deposit refund after the sale, and not being able to reach a person by phone. The company's own FAQ says it typically returns calls the next business day and that refunds on some county sales take up to 30 days.

What the praise says, verbatim
Twenty-three of the thirty Google reviews are five stars. The readable ones come from a county treasurer, a county employee and a repeat deed bidder, and they praise named support staff and same-day settlement. On Reddit and BiggerPockets nobody reviews the software as such; investors mention it as simply where the sale is.

What it costs
GovEase publishes no bidder price list, because the cost to bid is set by each county. Its FAQ (govease.helpscoutdocs.com, read 19 September 2026) says: "There is no fee to create a GovEase account. However, some counties may require a non-refundable registration fee, which will be payable from that county's registration page. Other than that, there are no additional fees for registering or bidding on our platform." The same FAQ explains the deposit model: "if you make a $1,000 deposit, you would put in $10,000 in the Requested Approval Amount box." Two county-specific costs are published on its own help pages: the Arizona registration article says "GovEase will charge a separate $10.00 fee for each parcel won during the Cochise County tax lien sale" that "will not be reimbursable nor will it earn interest", and the Alabama FAQ says leftover deposit funds "will be refunded to your bank account after the sale, 7-10 business days after the payment deadline for the sale." A notice on the Colorado and rules pages says that from 19 December 2025 wire deposits need a confirmation form or "the wire will not be applied to your account." Separately, GovEase sells past auction results through a Sellfy store at $69 per county per sale year (govease.sellfy.store, read 19 September 2026). You must re-register for each county every year; a GovEase account alone does not register you for any sale.
Who it suits and who it does not
If the county you want to bid in uses GovEase, you will use GovEase; there is no alternative for that sale. It suits bidders who register early, fund the deposit by ACH or wire well before the county deadline, and understand that the approval limit and the refund timetable belong to the county, not the software. The five-star reviews from county staff are real but they are about the county's experience, not yours. It does not suit anyone who expects to watch a live sale without a deposit, wants same-week deposit refunds, or needs a support line answered on the spot during a sale; the one-star reviews are about exactly those things. Note that GovEase is an auction venue only. It does not publish research, parcel history or sale lists across states; for that you still need county records or a research tool.

Is GovEase legit?
Yes. It is the contracted online auction provider for county tax offices in 18 states, run from Madison, Mississippi, and county treasurers review it on Google.
