FastLien Reviews: What Reddit, BiggerPockets and the Review Sites Show (2026)
TL;DR
FastLien (fastlien.co) is a $49 a month or $490 a year tax sale list and portfolio tool launched in January 2022 by three partners, one of whom writes its code. On 19 September 2026 it had no profile on Trustpilot, BBB, Yelp, Google or either app store, zero reviews on the two software directories that list it, and a Reddit record made up of the founder's own promotional comments and several replies calling those comments spam. The only praise on record is the testimonials on its own home page.

What FastLien is
FastLien describes itself as "Your fast lane to tax lien research". For one Starter plan it offers upcoming lien, deed and redeemable sale lists for all 50 states and D.C., an auction calendar, a state directory, a portfolio manager, an overages and excess proceeds section, auction analytics, 5 skip traces a month and a 20-video "Tax Lien Fundamentals Course". Its FAQ says "Our system automatically scans county websites and updates listings multiple times per day" and that coverage "varies by county". The team page names Emanuel Wijkhuisen (investor), Omar Bortolato (operations) and Mike Rubini (engineering) and says the product is "Made by Flat9 & Tax Lien Academy". The WIP.co project page records a launch date of 26 January 2022. It is research and tracking only; you still bid on the county's platform.

What the complaints say, verbatim
None of the critical Reddit comments describe using the product. They react to comments posted under the founder's account and to a since-deleted account that dropped the FastLien name into unrelated threads. We quote them because a buyer searching Reddit will find them, and we note that the accounts posting them are also deleted.

What it costs

One plan, Starter: $49 a month or $490 a year, described as "For investors who want to save hours of manual certificates research." It includes the 20-video course, upcoming lien, deed and redeemable sale lists for all states, portfolio manager, auction calendar, state directory, overages and excess proceeds, auction analytics, 5 free skip traces a month, chat and email support, "Locked pricing" and "Cancel anytime". Trial, from the FAQ: "New users can try FastLien free for 7 days with full access to one state of their choice." Refunds, from the FAQ: "We don't offer refunds for partial months, but you're never locked into a long-term contract." Cancellation: "You can cancel anytime from your account settings - no questions asked. Your access continues until the end of your billing period." A SpotSaaS listing shows $39, which does not match the company's page.
Who it suits and who it does not
It suits a bidder who wants one cheap feed of upcoming sale lists across many states, a calendar and a place to log certificates, who will test their target counties in the one-state free trial, and who does not need anyone else's review to decide. At $49 it is the lowest published price of the four tools on this site. It does not suit anyone who wants a track record they can check; there is no customer review on any independent platform after more than four years, and the Reddit record consists of the founder promoting the tool and strangers calling that spam. It does not suit investors who want county-verified data, since the FAQ says coverage varies by county, and it is not an auction venue.
